Masterplanning Urban Design Architecture Subdivision
“Designing Places for People”
“Designing Places for People”
At Gamage Consulting Urban Design Services, we believe that great places are more than buildings and plans; they are the foundations of how people live, move, and connect.
Our guiding principle is simple:
“Designing Places for People.”
With over a decade of experience across both the public and private sectors, we bring a unique dual perspective to every project. Our team has worked within local government, developing urban design frameworks, advising on policy, and presenting to Urban Design Panels. We have also partnered with private developers and landowners, delivering subdivision strategies, masterplans, and feasibility studies that balance vision with commercial reality.
This breadth of experience means we understand both the regulatory expectations of councils and the investment priorities of the development market; enabling us to bridge the gap between compliance and creativity.
Our approach is collaborative, practical, and human-centred. We work alongside planners, iwi, engineers, councils, and communities to align ambition with feasibility. Every solution is grounded in rigorous design thinking and strategic insight, ensuring projects are achievable, add long-term value, and strengthen the communities they serve.
Our capabilities span across the public and private sectors, combining strategic insight with practical delivery.

Hasith Gamage combines a strong background in urban design, masterplanning, and architecture with practical expertise in property development and feasibility analysis. With over 15 years of experience across public and private sectors, Hasith has contributed to city-shaping strategies such as the Wellington 2040 City Strategy, Auckland 2030 City Centre Masterplanning, and the Auckland Design Manual, while also delivering subdivision projects, medium-density housing, and regeneration masterplans.
This unique blend of strategic urban visioning (macro) and property-focused, delivery-driven insight (micro) allows Hasith to bridge the gap between policy frameworks, design quality, and commercial feasibility. Hasith’s work ensures that bold urban regeneration goals translate into viable, people-centred developments that create long-term value for both communities and investors.

Hasith Gamage has contributed to city-shaping initiatives across New Zealand, including the Wellington 2040 City Strategy, the Auckland 2030 City Centre Masterplan, and Auckland Unitary Plan rule testing. At Auckland Council, Hasith’s project-managed the Auckland Design Manual, developing best-practice medium density housing case studies that demonstrated practical urban design solutions and set new benchmarks for quality residential development.

Te Awa Lakes is a masterplanned development in Horotiu, on the northern edge of Hamilton, New Zealand, transforming a former sand quarry site into a vibrant new community. Recognised as one of the largest urban regeneration projects in the Waikato region, it reflects a bold vision for sustainable growth and placemaking. Hasith Gamage completed this project while leading the Urban Design team at Ignite Architects.

Over the course of his career, Hasith Gamage has been directly involved in numerous urban design panel submissions and design review processes across New Zealand. Hasith’s professional exposure with the Urban Design teams at Auckland Council and Wellington City Council provided a strong foundation in design governance, planning strategy, and the delivery of high-quality built outcomes. Combined with Hasith’s leadership experience in private practice, these engagements have shaped many of his design and planning highlights, reinforcing a consistent approach to context-led, people-centred development.

Hasith Gamage has extensive experience in design testing at the intersection of architecture, planning rules, and property development. Through Hasith’s involvement in Auckland Unitary Plan rule testing and ground-truthing projects against real development conditions, Hasith has developed a strong ability to align design quality with economic feasibility.
This approach ensures that concepts are not only visionary and compliant, but also practical, viable, and deliverable; bridging the gap between planning frameworks, architectural design, and commercial realities.
